TERMS AND CONDITIONS

  • There will be two contracts drawn between the purchaser and the promoter. 1. For sale of land and 2. For construction of the flats and use of common space. The total consideration of these two contracts will be the price of the land and flat.
  • All measurements and specifications given are subject to minor variation/alteration without specific or general notice. All such variations/alternation shall be purely at the discretion of the pro- moter. Details given in this brochure does not constitute a legal offer.
  • Prices will remain firm after allotment of flat and signing of contracts.
  • All payment shall be made by DD/Local Cheque favouring Sreepathi Associates.
  • Possession shall be given to the customers only after setting all the dues to the promoters. Central, state or other local Levis/taxes on finished works like service tax, sale tax welfare fund will be payable by the buyers.
  • All transactions are subject to Thrissur jurisdiction only.
DOCUMENTATION
  • On allotment of Flat contracts for the sale of land and construction of the flat will be executed between the promoter and purchaser. The contract value in the agreement covers the cost of land, the cost of development, building and all other common facilities, Registration charges and incidental expenses for the registration of flat will be towards buyers account, to be paid at the time of registration.
  • Sreepathi Associates reserves the right to accept or reject any application.

On Executing Agreement : 20% of the total cost.
1st Installment : 15% completion of 1st Floor Casting
2nd Installment : 15% completion of 3rd Floor Casting
3rd Installment : 15% Completion of Brick work up to 3rd Floor
4th Installment : 15% as advance to Plastering work.
5th Installment : 15% as advance to flooring
Balance : All balance amount before Registration
